Training Lessons:
We are always updating, adding, and making changes
to our training program, so the number of lessons in
this course could vary from time to time. Our
courses are now divided into modules with each
module containing several lessons and topics. At
the end of each module, you will be presented with a
short quiz. These quizzes are intended as
exercises that can help you to absorb your training
materials better. You will be able to take
these quizzes online and they are scored live in
real time. We give you access to one module at
a time. This insures that our students
progress through the course in the correct order of
presentation. Also, when you take your quiz at
the end of each module, your personal tutor will
review your answers to make sure that you you have
demonstrated a good understanding of what was
covered in the lessons within that module. If
everything looks good, your tutor will email you a
username / password for the next module Each

Cultural Influence on Merchandising and Staging:
Everything that we do as Real Estate Merchandisers
and Home Stagers comes down to strategy.
In order to properly strategize, you need to have a
good understanding of the target market that you are
attempting to reach. Different regions,
different states, different cities, different
neighborhoods - they all are made up of different
kinds of people, who have different cultural
backgrounds. The better you understand the
cultural makeup of the market area where your
clients home is located, and the better you
understand that particular culture or cultural mix,
the better you will be positioned to produce
effective results in your staging efforts.
Although it is impossible for this course to cover
every aspect of every culture that you are likely to
encounter during your work as a Real Estate
Merchandiser / Home Stager, we will give you
information in this area that will be extremely helpful when
staging homes and positioning them to sell in your
local markets. |

In today's real estate market, more and more people
are looking for a long term purchase; a home that
they can settle down into and live in without
worrying about the need to sell and move somewhere
else for many years to come. For this reason,
it is important to demonstrate to prospective buyers
that the home they are looking at has potential for
future expansion, future upgrades, and for their future
lifestyle dreams to come true and become reality.
As the 2,000 pound gorilla merchandiser in the room,
sort of speak, it is our job to find creative and
innovative ways to subtly but positively show off
the possibilities. But how do you show what
could be, when it isn't yet? How do you get
the idea across to a person that there are potential
ways to upgrade and use a home without adding or
building additional infrastructure first?
We'll show you some ways to accomplish this.
We'll show you what others are doing to stimulate
and excite the imaginations of potential buyers so

Color Pt. 2 - Advanced Applications & Theory:
In our first course, we learned a wealth of
information about color. We covered all the
basics; and then we went far beyond, to learn ways
that we can affectively use color in the home.
And we also studied color and symbolism. This
is pretty important material when you thank about
the fact that we are telling stories in our staging
and merchandising work, and a big part of telling
stories is implemented through symbolic suggestion.
But now, in your second course, we are going to move
into some advanced areas. We'll take a look at
research and delve into ways that we can use color
as a very powerful selling tool. In
merchandising, everything that we do comes down to
strategizing, and you can't successfully strategize
without an extensive understanding of the tools that
you have to work with. Color is one of our
most important and fundamental tools! We are
also going to make the connection between color and
how different cultures relate to it. Because
Real Estate Merchandising involves not only
targeting, but "correctly" targeting your potential
buyer, you need to know how culture impacts your
strategies through your usage of color. This
is absolutely critical! This part of our Real
Estate Merchandiser Training and Certification
Program also explores the use of color in commercial
applications, such as office spaces and retail
establishments. This training and knowledge
can position you to offer more services and to tap

Comfort, Safety and
Security:
You've undoubtedly heard the expression, "a man's
home is his castle", right? Well, to be both
politically and literally correct, this obviously
applies to both men and women, but the point here is
that this is a statement that is definitely founded
in truth and wisdom. Indeed, "home" may just
possibly be that one single place in the entire
world where we expect to be able to retreat to and
be able to relax, to be comfortable, to be safe, to
be able to de-stress from the pressures of work, to
escape from the craziness of everything that is
beyond our control in the outside world, and a place
where we can just refresh and rejuvenate our soles
and recharge our batteries! Yes, indeed,
that's a lot, but it really is true. Home is a
place to spend time with our families, with friends,
and it's a place to enjoy time out and even to play!
But it is impossible to have and to enjoy any of
this without the feeling, and the reality of being
safe and secure. As Real Estate Merchandisers
and Stagers, we can help home sellers to first,
insure the safety and security features of their
home, and then it is our job to demonstrate to
potential buyers that the safety, security and
comfort that they are seeking actually exists.
It's not our intent to become or to provide the
services of a security specialist, but there are
many things that we can do to address the concerns,
needs and the feelings of potential buyers when it
comes to security, safety and comfort issues.
Our attention and strategies in these areas can go a
long ways toward differentiating and setting any
home apart from all the others. In this
module, you will learn about the physiological and
physical needs for security, and we will look at
different ways that you can incorporate security
features into your designs and strategies so as to
put potential buyers at ease - therefore removing
uncertainty and making the buying decision much
easier and more comfortable.

Scent, Touch, and Taste:
In the "old school" home staging of the past,
stagers have almost entirely focused on only one of
the 5 main human senses; I.E., "sight".
However, in Merchandising, the retail world
discovered long ago that people actually perceive
value through all 5 senses, not just one or two.
When we appeal to as many of these senses as
possible, we vastly improve the shopping and the
buying experience; including the likelihood of
making a sale! Since the fundamental
principles of merchandising work no matter what
product or service that you apply them to, there is
no reason to believe that these same concepts should
not be used in Home Staging / Real Estate
Merchandising too! While they may be less
obvious In Real Estate Merchandising and Staging,
scent, sound, touch and even taste are powerful
motivators. It is important to realize and
acknowledge that merchandising is not, and should
not be entirely limited to "visual merchandising
alone". Effective Real Estate Merchandising
embraces all of the Human senses and uses available
tools to creatively stimulate them. In other
parts of our two courses on Real Estate
Merchandising and Staging, we focus a lot on the
visual and physiological aspects of our services,
but in this module you will learn about the three
senses of scent, touch and taste, and how we can
leverage and use them to create far more powerful
and effective results for our clients.

Staging &
Merchandising with Multimedia:
Multimedia offers us
an opportunity to engage potential buyers; visually,
emotionally, and through our sense of hearing.
In the past, traditional home stagers have
occasionally used music in their staging projects,
but its use has not been widespread, nor has
adequate thought been given as to the proper and
appropriate kinds of music needed for the task.
Music has been very much underused, especially given
it's usefulness and powerful potential. And if
music has been underused, other forms of audio usage
has been virtually void form the scene entirely, as
has been the use of video. In retail, this has
completely changed, and in Home Staging & and Real
Estate Merchandising the time has come when this
situation needs to change as well. Moving into
the realities of the 21st Century marketplace of
today, we need every advantage and tool that we can
get our hands on in order to distinguish one
property from another and to position it so it will
sell for the most amount of money and in the
shortest amount of time. We can meet some of
today's difficult market challenges by making use of
music, and also other forms of audio presentations,
as well as video! This module will
provide you with many new, outside the box, ideals
and techniques that you can use to gain a strategic
advantage over the other competing homes in the
neighborhood.

Design Concepts For Home Merchandisers - Pt. 2:
The intent of our Real Estate Merchandiser Training
Program isn't to teach Interior Design, however, a
little bit of knowledge in these areas will go along
ways toward helping you to create exceptional
property presentations. Here we
will introduce you to some of the most popular
styles of Fabrics, we'll give you a little
background information about them, and we'll show
you how to work with these materials and use them in
your projects. This training is important
because it positions you with a foundation of
knowledge that you can use to match up the correct
fabrics with the lifestyles and cultural
environments within the market you are working in.
Additionally, we will take a look at textures, and we'll see
how they can be used to impact the impressions that
we can make upon potential buyers.
Cushion Rules,
the
techniques for the use of Throw Pillows, Upholstery, and
Bedding will
also be covered in this module.

Window Treatments:
A lot of the time we see homes that are staged, but
the windows have been left alone, forgotten and
completely ignored. But wide
open, bare windows are usually not a very good idea.
We will show you how to work with window treatments
and why they are so very, very important in staging
and merchandising a home.
For starters, there is often times a security issue
that needs to be addressed and window treatments can
resolve some of these concerns. Also, window
coverings can add a feeling and impression of
warmth, comfort, beauty, completeness and welcoming to a
home. You will lean how to pick out the
right window treatments for the job, how to hang
curtains properly, and more.

Open House
Preparation Services:
After the initial
staging is completed, things have a tendency to
change over time. It is always a very good
idea for the stager/merchandiser to remain in the
picture and to continue providing services during
the ongoing time while the home is on the market.
Just as a web site needs to be given a facelift and
updated from time to time, to maintain a fresh and
current look, a staged home also has a need to be refreshed
and its staging updated so it doesn't became stale
and so it maintains a sense of excitement. You
wouldn't wan to wear the same clothing every single
day, so why would you want to stage a home and never
change or do anything to upgrade or clean up as time
passes? Open house preparation services give
stagers/merchandisers an opportunity to make sure
that
everything is just right before each and every open house.
They are also of extreme value to home sellers and
realtors! If treats, and or refreshments are to be given out to
guests, they can be refreshed and replenished as
necessary. The stager/merchandiser can make sure the
lighting is turned on and adjusted the way it needs
to be for maximum impact. Any cleaning that is
needed can be taken care of so the home always shows
fresh and free of dirt and unsightly items that
could give off negative impressions. Since, as
merchandisers, we want to engage a variety of human
senses, there is a need to make sure that any music that
is being used is turned on, the volume is set
correctly, and that everything associated with the audio
is all set to go. Aromas may be used too,
which also needs to be setup before the open house
begins. Any video presentations that are being
utilized need o be setup and operating
properly. There a number of pre-open house
services that stagers/merchandisers can provide
which can make open houses not only go more smoothly
and stress free, but that can also make them more
successful. This module teaches you how to
provide these pre-open house services and will give
you some unique, new ideas that should be very
helpful.

Vacation Rentals,
Apartments & Condominium Rentals:
As Real Estate Merchandisers, we are in the perfect
position to work with owners of rental properties.
Using a lifestyle approach, you will be decorating
and setting up homes for both short term as well as
long term occupation. This means decorating
and providing furnishings and accessories that would
not normally or necessarily be a part of a typical
home staging project. Providing everything
from tables and chairs and beds and couches, to art
work, dishes, silverware, towels, laundry soap, and
even DVD's & personal computers, this is a complete
turnkey service that works to create the perfect
living environment for new tenants. In this
service, we are still 'selling' a property, in the
sense that it is a revenue generating resource for
its owners, but the work is very different then
staging, and still different then traditional
interior design as well. We will show you how
to provide this valuable service to your clients,
while at the same time tapping into an additional
income source for yourself.

Office Staging / Commercial & Retail
Merchandising:
It's not just homes that need staging! Many
Home Stagers overlook additional revenue sources
that could be providing
valuable services and making them money at the same time. For
example, office space is sold, leased and purchased
all the time. With today's down real estate
market, there is more commercial inventory setting
unsold then ever before. just as is the
situation with residential listings, the amount of
competition and excess inventory means a need to do
everything possible in order to make commercial
properties stand out apart from all the rest.
Staging can help to sell and lease office space.
There is another often completely overlooked aspect
of staging that can be of value too. Although,
this spin off from the primary service of home
staging definitely necessitates a knowledge and
training in merchandising - and that is staging and
merchandising for retail stores. This module
will show you how you can provide both office, and
commercial / retail staging and merchandising
services. We'll explore topics such as;
work space layout for efficiency and productivity,
retail display, commercial merchandising strategies
& physiology, and more.

Shows, Conventions, Special Occasions:
In addition to Holidays and Weddings, stagers can also provide staging, design and decorating services for Birthdays and other special occasions. These can include: High School Reunions,

knowledge, and with help from your training here, which

Design:
This is a service
that can provide additional income for home stagers
and designers. It is targeted toward people
who have active and very busy lifestyles, and who
have little time and tight schedules to meet.
The service involves providing specialty decorating
for holidays such as Thanksgiving, Christmas, a New Years party, Easter, Valentines Day, Mothers Day, Fathers Day, Etc.
This kind of decorating comes with an entire set of
special challenges and requirements, and you need to
know what these are and how to overcome problematic
areas. This module will show you how to
provide this service in a way that can meet and even
exceed your clients wildest expectations and hopes!

all stagers will find themselves providing at least
some basic shopping services in their ordinarily day
to day staging activities. But there is no
reason why stagers can't also offer extended
services that expand beyond just the basics, and
beyond staging. There are many additional
opportunities out there; for example, to provide
personalized shopping services for special
occasions, such as holidays, birthdays,
anniversaries, Etc. Business executives, and
people who have demanding and time consuming careers
are among the numerous potential customers who need
and can use your services. There are even
large retail store chains that make use of "buyers",
on the wholesale level, to find and acquire products
for their stores. There are a variety of
opportunities in these areas that many stagers have
previously overlooked and not considered, but which
have tremendous potential to generate additional
income streams. This is related work that you
can do, while continuing to engage in activities
that you enjoy, at the same time you are providing
your staging and Real Estate Merchandising services.

Presentations can
take on a lot of different forms and fulfill many
different purposes. If you are an independent
stager, or even if you are working for a staging
company that has hired you to work for them, it will
be a great benefit if you know exactly how to create
eye popping, attention grabbing, unique and
interesting presentations. In this business,
you will find that there is a consistent need for
presentations that are targeted toward realtors,
home sellers, builders, investors, and even the
general public. You will use presentations in
a number of different ways, including to educate
people about exactly what it is that you do, the

You will also most likely find a need for
presentations at brokers staff meetings, consumer

Why We Are Different Then All
The Others:
Our courses
are specifically
designed to teach you how to Properly Stage,
Position and "Merchandise"
Real Estate properties.
Within our staging courses and certification
curriculums, we do not deal with (or we deal very
little with) the business setup and operation side
of things.
Although all or most of the other staging courses
out there provide a strong focus in this area, it is
our believe that this is knowledge and
training that can easily be obtained at most any College or
University. Home Staging and Real Estate
Merchandising, on the other hand, is not currently
available within the curriculums of these
institutions. Although we may possibly, at a
later date, add a separate home business course to
our offerings, we believe that your stager and
merchandising training needs to be tightly focused
on the actual services and work that you will be
providing to your clients. In the NHSPC Real
Estate Merchandiser and Home Staging Pro Training
and Certification Program, your course fees are
applied directly toward this goal.
The primary purpose of our Staging Courses, and of this NHSPC Training & Certification
Program is to give our students Substantial Knowledge and
Tools that will enable them to successfully do the actual
work and provide the
services of a Real Estate Merchandiser and Home Staging

Certification Exam's: After
you have completed your Gold Upgrade course, in order to receive
your official NHSPC Certification Upgrade Certificate,
you will need to take our second Certification
Exam.
This is a two-part exam
that covers the additional material that you will
learn, as well as an "in the field" Home Evaluation,
Planning and Virtual Staging Exercise. The
second part of this second exam is taken and scored
live online, but section 1 is personally & manually
graded by your instructor and must be taken and
passed before you can take part-two. Grading
on all exams is on a scale of 1 to 10 points per
question, with a score of 80% required for each
section in order to pass. There is no
additional charge for your exam's - this is included
in your course fees.

Certification Certificates:
You will receive a 2nd wall sized certificate to let
everyone know that you are Gold Certified, and that
you have successfully completed
the NHSPC™ Advanced Real
Estate Merchandiser / Home Staging
Pro™ Upgrade Training. NOTE: By Default, we now deliver
our
certificates to all students in electronic form,
INSTANTLY, upon completion of your Gold Upgrade
exam, which is graded in real time as you take it
online.
However, Printed and Framed Certificates are also available upon
request and for an additional fee of
$35.00/certificate, payable in advance of issuance.
